SITTING ON THE FENCE - NO NYC DECISION YET ON LAMB WALL

More than two months after the issue was first raised, there's still no final decision from NYC planners on what to do about wooden fences erected at the Lamb and Flag housing development which are potentially in breach of planning conditions.

Back in October, 'Bishop Monkton Today' reported the concerns of a number of villagers about the fences outside the former pub, which has been converted into a pair of semi-detached houses which are now on the market.

Several people had written to the Council expressing their concerns, citing a design statement in the original planning application which stated that:- “It is proposed to enclose the existing front forecourt of the pub with a new boundary wall to match the neighbouring properties, defining private amenity space for each property.”

The developers of the site, Ashfield Homes, say that NYC planners have contacted them since October asking them to reinstate a wall at the front of the houses. Ashfield say they have told the Council that there has never been a wall there and claim that a new wall was not part of the planning conditions.

'Bishop Monkton Today' has approached NYC planners for a comment but we have not yet had a formal response.

Ashfield Homes have also hit out at Yorkshire Water. The developer says work done by YW in early November, involving a three-day road closure near the site, failed to provide a proper connection of the five new homes on the site to the water supply.

A Yorkshire Water spokesperson said: “Our teams visited the development in November and again this week to connect it to the water supply. Unfortunately, we were unable to complete the work.

“We are working with local authority highways planning team to plan the work in the new year, when we will communicate details of any roadworks to local residents.”

YW have also confirmed that the work is now scheduled to take place starting on January 6th.

Meanwhile, one of the five homes on the site, the conversion of the former holiday cottage, has been sold. The two semis in the former pub building, each priced at £495,000, and two new homes built in the former pub carpark, each priced at £695,000, are yet to sell.
